Ceiling repairs across the Perth metro area
We cover the whole metro area, north to Butler and Two Rocks, south to Mandurah, east to Midland, Ellenbrook and the hills. The pages below are not a list of suburbs for the sake of it: each one talks about the houses actually built there and the ceiling problems those houses produce.
South-east suburbs
Cannington
Cannington is classic 1960s and 1970s Perth brick-and-tile, and the plasterglass ceilings in those homes are now at the age where they let go. Sagging lounges, cracks across bedrooms and cornice gaps are what we get called out for most, along with the units and rentals that make up a big share of the suburb.
Gosnells
Gosnells and its surrounding suburbs were built out across the 1960s, 70s and 80s, and the ceilings in those brick-and-tile homes are now failing in predictable ways. We re-fix sagging plasterglass, repair water and termite damage, and replace ceilings that are past saving, across Gosnells, Maddington, Thornlie, Huntingdale and the foothills.
Canning Vale
Canning Vale is a suburb of big houses on modest blocks, nearly all built between the mid 1990s and the 2010s with plasterboard ceilings over long open-plan rooms. When those ceilings crack, sag or stain it is rarely dramatic, but it is very visible under the downlights. We repair and replace plasterboard ceilings across Canning Vale and the surrounding estates.
Northern suburbs
Joondalup
Joondalup was laid out as a planned city centre in the late 1980s and most of its housing went up in the two decades after. That means plasterboard ceilings on timber or steel framing, long open-plan spans and raked ceilings over living areas. We repair the cracks, sags and water damage those ceilings develop, and replace them when patching is no longer worth it.
Wanneroo
Wanneroo is two places in one. The old townsite around Wanneroo Road has 1960s to 1980s brick-and-tile homes with original plaster ceilings, while the estates spreading east toward the lake and north toward Carramar are plasterboard builds from the last twenty-five years. We repair both, and we know which failures to look for in each.
Stirling
Stirling and the suburbs around it were built mostly in the 1960s and 1970s, and that era means plaster-set ceilings: plasterglass sheets glued and strapped to timber joists, finished with cove or decorative cornice. Fifty years on, the glue has dried out and these ceilings are sagging, cracking and in some cases coming down. We re-fix and restore them, and replace them when that is the better call.
Balcatta
Balcatta is one of the suburbs that defined post-war Perth building: solid brick-and-tile homes from the 1960s and 1970s, many built by the Italian tradesmen who settled here, with plasterglass ceilings and decorative cornice throughout. It also has one of the larger light industrial areas north of the river. We repair ceilings in both.
Northern coast
Clarkson
Clarkson grew fast through the 1990s and 2000s along the rail corridor, and nearly every home here has plasterboard ceilings on timber trusses. The usual calls are cracked joins over open-plan living areas, ceilings that have dropped where the fixings have crept, and water damage from roof-space air-conditioning. All of it is repairable, and we do a lot of it here.
Butler
Butler is one of the youngest suburbs we work in, built out through the 2000s and 2010s around the Brighton estate and the new rail station. Young does not mean trouble is years away. Lightweight framing, thin plasterboard and long open-plan spans mean join cracks and dropped sheets show up well within the first fifteen years, and we fix them properly rather than filling and hoping.
Hillarys
Hillarys sits right on the coast between Sorrento and the boat harbour, and the salt air and winter storms shape what goes wrong with ceilings here. The original 1970s and 1980s brick-and-tile homes are at the age where plaster ceilings drop and roofs leak, while the newer two-storey rebuilds and apartments near the marina bring plasterboard problems of their own.
Scarborough
Scarborough takes the full force of the weather off the Indian Ocean, and its ceilings show it. From the 1960s and 1970s brick-and-tile homes on the hill behind the beach to the apartment towers and two-storey rebuilds along the esplanade, we repair water damage, sagging plaster and cracked plasterboard across the suburb.
North-east suburbs
Morley
Morley is prime territory for sagging ceilings. The suburb filled out in the 1960s and 1970s with brick-and-tile homes on quarter-acre blocks, nearly all with plasterglass ceilings fixed to timber joists, and those ceilings are now at the end of the life of their original strapping. We re-fix and restore them every week, and we replace the ones that have been wet or are too far gone.
Bayswater
Bayswater runs from the older streets near the train line and the river flats up to the 1960s and 1970s brick-and-tile blocks toward Morley. The character homes have ornate cornice and ceiling roses worth keeping, the post-war homes have plasterglass ceilings that are sagging, and the low ground near the Swan brings moisture that older ceilings do not like. We repair all of it.
Southern river suburbs
Melville
Melville and its river-facing neighbours were built in a hurry through the 1960s and 1970s, and the ceilings went up with the glue and fixing methods of the day. Fifty years on, those methods are showing their age. We spend a lot of time in Melville roof spaces re-strapping plasterglass ceilings that have dropped and replacing the ones that have gone too far.
Booragoon
Booragoon is the kind of suburb where a house looks immaculate from the street and the ceiling in the back family room has quietly dropped two centimetres. The 1960s and 1970s brick-and-tile homes here are well kept and well loved, and their plasterglass ceilings are now at the age where the strapping needs attention. We re-fix, repair and replace ceilings across Booragoon, Ardross, Brentwood and Mount Pleasant.
