Ceiling Repairs in Morley

Morley is prime territory for sagging ceilings. The suburb filled out in the 1960s and 1970s with brick-and-tile homes on quarter-acre blocks, nearly all with plasterglass ceilings fixed to timber joists, and those ceilings are now at the end of the life of their original strapping. We re-fix and restore them every week, and we replace the ones that have been wet or are too far gone.

Ceilings in Morley homes

The core of Morley between Walter Road, Collier Road and Beechboro Road was built in a short burst from the early 1960s to the mid 1970s. The houses are single-storey double brick with tiled roofs, three or four bedrooms, a formal lounge at the front and a kitchen-meals at the back. The ceilings are plasterglass, the cornice is cove or a simple stepped profile, and a great many are untouched since the day the house was finished.

Morley Galleria and the surrounding commercial strip brought apartment and townhouse development through the 1980s and 1990s, and more recently the suburb has seen a lot of subdivision with older homes replaced by two or three new units. Those newer dwellings have plasterboard ceilings and the problems that come with fast building: join cracks and minimal fixings.

The suburb is inland and flat, so there is less storm-driven water damage than on the coast. What there is tends to come from ageing tile roofs, blocked gutters at the back of the house, and air-conditioning units in roof spaces that were never designed for them.

What we get called out for

Common ceiling problems in Morley

The classic Morley sag

A plasterglass ceiling dropping in the middle of the lounge or main bedroom, with cracks along the walls and the cornice pulling away. The hessian straps have gone. We re-fix from the roof cavity with new strapping and fixings at every joist, then re-set the cracks and cornice line.

Partial collapse in rentals

Morley has a lot of older rental homes, and a sagging ceiling that nobody reports eventually lets go. We make the room safe, remove the fallen section and either re-fix what remains or replace the ceiling, depending on condition.

Cracking and nail pops in the new units

The infill units built over the last fifteen years show plasterboard join cracks and screw pops as the framing dries out. We re-tape, re-set and re-fix so the ceiling holds.

Water stains from ageing tile roofs

Ridge capping mortar that has crumbled, cracked tiles and rusted valleys all drop water onto plasterglass, which goes soft and stains. Once the roof is fixed we assess whether the section can be dried and sealed or replaced.

With the Galleria and the commercial strips along Walter Road and Collier Road, we also repair ceilings in shops, offices and medical rooms in Morley, including suspended grid replacements and plasterboard patching after fit-out changes, working outside trading hours where needed.

FAQ

Morley ceiling questions

How do I know if my Morley ceiling is about to come down?
A sag that is getting worse, cracks along the walls that are opening, cornice that has pulled away, and a ceiling that moves or creaks when pushed gently with a broom handle are all signs the fixings are failing. If you see fresh plaster dust on the floor, treat it as urgent and keep people out of the room.
Is it cheaper to re-fix a plasterglass ceiling or replace it with plasterboard?
Re-fixing is usually the less disruptive and less expensive option when the plaster is dry and sound, because the ceiling stays in place and the room is not stripped. Replacement makes sense when the plaster has been wet, is crumbling, or the ceiling has been patched so many times a new one is the better result. We tell you which applies after inspection.
We have bought a 1970s Morley house to renovate. Should we re-fix or replace all the ceilings?
It depends on what you are doing. If you are keeping the layout and the cornice, re-fixing and re-setting preserves the character and is usually the sensible choice. If walls are coming out and the roof space is being opened anyway, replacing with plasterboard at the same time can be more efficient. We can look at the plans with you.
Do you also cover Dianella, Noranda and Bedford from Morley?
Yes. Those suburbs share the same 1960s and 1970s plasterglass housing and the same problems, and they are all a few minutes from Morley.
