Ceiling Repairs in Cockburn

Ceilings in Cockburn homes

Cockburn is really two housing stocks sharing a council. North of the freeway interchange you have the older suburbs of Spearwood, Hamilton Hill and Coolbellup, built in the 1960s and 1970s with brick-and-tile construction and fibrous plaster or early plasterboard ceilings. South and east of the Cockburn Gateway shopping centre the estates of Success, Atwell, Hammond Park and Aubin Grove date mostly from the late 1990s onward, double brick with plasterboard ceilings throughout.

The newer homes were built to a formula: a big open-plan kitchen, dining and living space, often with a 31-course ceiling height, a raked or coffered feature somewhere, and ducted reverse-cycle aircon sitting in the roof space. The ceilings are fixed to steel or timber battens with adhesive and screws. They look flawless on handover day, and most stay that way, but the ones that fail do so in a handful of predictable ways we see every week.

The sandy, limestone-based ground across Cockburn drains well, which keeps rising damp out of the picture. The moisture problems here come from above, through roof penetrations, aircon condensate and the occasional burst flexi hose in an upstairs ensuite.

Common ceiling problems in Cockburn

Sheet joins cracking in open-plan living areas

Long spans of plasterboard move with the seasons and with the house settling. The joins between sheets are the weak point and a hairline crack along a straight line, often running toward a corner of the room, is the first thing owners notice. Taping and re-setting the join properly is the fix; filling it with gap filler just means it is back by next summer.

Ducted aircon drip stains

Condensate trays and drain lines in the roof space block or sag, and the first sign is a yellow-brown ring on the ceiling beneath the unit. If the sheet has only stained it can be sealed and painted. If it has gone soft and started to droop between the battens, the section needs replacing once the aircon side is sorted.

Popped screws and sagging between battens

When a ceiling is fixed with too few screws or the adhesive never bonded, the sheet pulls away from the battens over time. You see a row of small round bumps where screw heads are pushing through the paint and a gentle wave between them. We re-fix the sheet to every batten and refinish the surface.

Older Spearwood and Coolbellup ceilings

The 1960s and 1970s homes in the older part of Cockburn have the same plasterglass and strapping issues you find in Melville or Morley. The glue has aged, the ceiling has dropped, and a crack has opened along the cornice line. These are re-strap and re-fix jobs in most cases.

Cockburn ceiling questions

My house in Success is less than 15 years old. Why has the ceiling cracked?
Newer houses crack for different reasons than old ones. Long plasterboard spans move with heat and humidity, and if the sheet joins were not taped and set properly the first time, or the frame has settled, those joins open up. It is not usually a structural problem but it does need the join re-done rather than just filled.
Can you repair just the stained patch under my aircon unit?
If the plasterboard is still firm, the stain can be sealed and the area repainted so it blends. If it has gone soft, we cut back to sound board and the nearest battens, fit a new piece and set the joins. Either way, the aircon drain needs fixing first or it will come back.
Do you do raked and high ceilings in the newer Cockburn estates?
Yes. Raked and 31-course ceilings need scaffold or a platform rather than a stepladder, which changes the setup time but not the method. We allow for that when we quote after seeing the room.
Do you cover Spearwood and Hamilton Hill as well as the newer suburbs?
Yes. The whole City of Cockburn from Coogee across to Banjup is in our regular run, and the older homes north of the freeway are often the more interesting jobs because they still have plasterglass ceilings.
