The foreshore and the Mill Point peninsula are dominated by apartments, from 1970s walk-up blocks to recent high-rise towers. Their ceilings are plasterboard on furring channel under concrete slabs, and the problems they have are almost always water related: a leak from the unit above, a failed shower waterproofing membrane, or condensate from a ducted air conditioning unit sitting in the ceiling space. The repair is simple enough once the source is fixed, but the strata process around it is not always.

Away from the river, South Perth is largely 1950s to 1970s brick-and-tile housing on generous blocks, much of it now renovated or extended. The original ceilings in these homes are plasterglass, fixed to timber joists with glue and strapping, and after sixty years the fixings are tired. Sixty-year-old strapping and glue do not hold forever. The ceiling drops a little between the joists, the cornice gap opens up, and in the worst cases a whole sheet comes down. Re-fixing from below with new fixings into the joists is the fix when the plaster is still sound; replacement is the answer when it is not.

Who arranges the ceiling repair in a South Perth apartment, me or the strata?
That depends on the strata by-laws and where the damage sits. Ceilings inside the lot are often the owner's responsibility even if the leak came from common property or another unit. Is the plasterglass ceiling in my 1960s South Perth house worth saving?
Often, yes. If the plaster is still intact and the drop is modest, re-fixing it to the joists from below is a solid repair that keeps the original cornice in place.
