Ceilings in Mount Lawley homes

The streets off Beaufort Street and either side of Walcott Street were built out between the 1900s and the 1930s, and the housing is remarkably intact: Federation Queen Anne villas with their bay windows and turrets, Edwardian and inter-war bungalows, and the Californian bungalows that came later with their low-pitched roofs and deep verandahs. Ceilings in these homes are typically fibrous plaster at around three metres, with run cornice, decorative friezes in the formal rooms and a rose in most ceilings.

A century of Perth summers and winters has moved the roof timbers above those ceilings, and the plaster has moved with them. Cracks tend to follow the original sheet joins and radiate out from the ceiling rose. Sagging usually shows up first in the larger front rooms where the span is longest, and cornice separation is common above doorways and in corners.

Attic conversions, ducted air conditioning and rewiring all involve people working above a fragile old ceiling, and a foot through the plaster or a dropped tool leaves a hole or a crack. We repair the damage and re-fix the surrounding area so the patch sits flush and takes paint the same as the rest.

Can you repair a cracked ceiling rose in a Mount Lawley bungalow without replacing it?
Usually yes. Most cracked roses are still sound castings that have come loose or had the surrounding ceiling move under them. We re-secure the rose and the plaster around it and set the cracks. If the rose has broken into pieces, we can repair or reinstate it, and we will explain what is possible before starting.
Will re-fixing the sagging ceiling leave visible screw heads?
No. The new fixings are set below the surface and flushed over, then the whole area is sanded back ready for paint. On a high Mount Lawley ceiling with a decent paint finish, the repaired area should not be visible from the floor.
Our ceiling has been painted over cracks several times. Why do they keep coming back?
