Ceiling Repairs in Kalamunda

Hills homes have a harder life than suburban ones. Heavy tree cover, winter rain that arrives sideways, gutters full of leaves and roofs that are hard to reach all mean more water finds its way into Kalamunda ceilings than almost anywhere else in Perth. We repair the damage once the roof is sorted, and we are used to steep driveways and awkward access.

Ceilings in Kalamunda homes

Kalamunda and the surrounding hills suburbs of Lesmurdie, Gooseberry Hill and Walliston were settled early as orchard and timber country, and the housing is a genuine mix: weatherboard and timber-framed cottages from the early twentieth century, 1950s to 1970s brick and tile and fibro, and later architect-designed homes built into steep blocks with high raked ceilings and exposed timber. Ceilings range from fibrous plaster and plasterglass in the older stock to plasterboard in anything built in the last thirty years.

The common factor is the environment. Mature jarrah and marri drop leaves and bark into gutters year round, and by the first big winter front the gutters overflow back under the tiles and into the ceiling space. Valleys fill with debris, flashings corrode under constant damp, and the ceiling below pays for it. Hills homes also sit in bushfire-prone areas, which affects what materials can be used when a ceiling or roof element is replaced.

Steep blocks mean access is rarely simple. Houses set below road level, long driveways, and roof spaces with limited crawl room all add time to a job. We plan for it and quote accordingly rather than discovering it on the day.

What we get called out for

Common ceiling problems in Kalamunda

Water damage from blocked gutters and leaking roofs

The classic Kalamunda ceiling job is a stained, sagging or collapsed section under a valley or a gutter line after a wet winter. Once a roofer has cleared and repaired the roof, we cut out the damaged ceiling, check the joists for rot, replace the section and set it flush. Repairing before the roof is fixed is a waste of money.

Sagging plasterglass and fibrous plaster in older homes

The post-war brick and fibro homes and older cottages across the hills have ceilings at the age where glue and strapping fail. Add years of damp from above and the sag comes sooner. We re-fix from below when the plaster is sound, or replace when it has been wet too many times.

Cracks in raked and high ceilings

The architect-designed homes on steep blocks often have high raked plasterboard ceilings with long joins. Timber-framed roofs in the hills move with the big swings between summer heat and winter cold, and the joins crack. We re-fix and re-set them with reinforcing, working from scaffold or platforms where the height demands it.

Mould and staining from winter damp

Shaded hills homes stay damp through winter and ceilings in bathrooms, laundries and south-facing bedrooms show mould and water staining. Where the plaster is still sound the surface can be treated and sealed; where it is soft or delaminating it needs replacing. Ventilation is usually part of the long-term answer.

Older hills homes sometimes have cement sheet ceilings or eaves that may contain asbestos. If there is any doubt about the material, we recommend having it tested by a specialist before it is disturbed. We do not remove asbestos ourselves, but we work around it and after it has been dealt with.

FAQ

Kalamunda ceiling questions

Our ceiling collapsed in the lounge after a winter storm. What should we do first?
Keep everyone out of the room, turn off power to any light fittings in that ceiling, and get the roof made watertight. Then call us. We can remove the hanging material and make the area safe, then come back to replace the ceiling once the roof space has dried out. Photograph the damage before anything is touched if you plan to make an insurance claim.
Do you come out to Lesmurdie, Gooseberry Hill and further up the hills?
Yes. We cover Kalamunda and the surrounding hills suburbs including Lesmurdie, Gooseberry Hill, Walliston, Bickley and Carmel. Steep access and long driveways are normal up here and we plan the job around them.
The ceiling keeps getting stained in the same spot every winter. Is it the ceiling or the roof?
It is the roof, or the gutters feeding it. A ceiling does not generate water. We can repair the stain and any damage, but unless the source is found and fixed by a roofer it will come back next winter. We will tell you when we look at it whether the damage is cosmetic or whether the board needs replacing.
Can you work on a high raked ceiling in a hills home?
Yes. High and raked ceilings are common in the architect-designed homes on the escarpment and we set up platforms or scaffold as the height requires. Cracked joins on a raked ceiling are repaired the same way as a flat one: re-fix, re-set with reinforcing, sand flush.
