Gosnells grew quickly from the 1960s as Perth pushed south-east along Albany Highway and the railway, and most of the housing is the brick-and-tile of that era: three and four bedroom homes on quarter-acre and later smaller blocks, with plasterglass ceilings glued and strapped to timber joists and a plain run cornice. The later 1980s streets added plasterboard ceilings on battens. A good proportion of these homes have been rentals for decades.

Towards the foothills and the river, around Orange Grove, Martin and the older parts of Kelmscott, the blocks get bigger and the houses older, with some 1950s and earlier timber and fibro. These homes are closer to bushland and the Canning River, and termite activity in roof timbers is a genuine issue. A ceiling that sags in a soft, uneven way with no obvious water stain is sometimes the first sign that the joists above have been eaten.
