Ceiling Repairs in Hillarys

Hillarys sits right on the coast between Sorrento and the boat harbour, and the salt air and winter storms shape what goes wrong with ceilings here. The original 1970s and 1980s brick-and-tile homes are at the age where plaster ceilings drop and roofs leak, while the newer two-storey rebuilds and apartments near the marina bring plasterboard problems of their own.

Ceilings in Hillarys homes

Hillarys was developed through the 1970s and 1980s, mostly single-storey brick-and-tile on generous blocks. A good number of those homes still have their original ceilings, which in the earlier streets are plasterglass and in the later ones early plasterboard. Many have been extended, so one house can have three different ceiling types across its rooms.

The coastal strip along West Coast Drive and the streets closest to the beach have seen a lot of demolish-and-rebuild over the last twenty years. Those are large two-storey homes with plasterboard ceilings, high raked living areas, balconies and skylights, all of which add water entry points and long sheet spans.

Around Hillarys Boat Harbour and Whitfords there are apartment and townhouse developments with suspended plasterboard ceilings and bulkheads concealing services. Salt air gets into roof spaces and corrodes fixings and air-conditioning components faster than it does a few kilometres inland.

What we get called out for

Common ceiling problems in Hillarys

Original plaster ceilings dropping in 1970s homes

The glue and strapping holding plasterglass ceilings up in the older Hillarys streets are decades past their best. The ceiling drops between joists, cracks appear parallel to the walls and the cornice opens. Re-fixing from the roof cavity with new fixings and strapping brings it back flat.

Storm water through tile roofs

Winter fronts hit Hillarys head on. Cracked tiles, failed ridge capping and blocked valleys all show up as stains spreading across ceilings. Once the roof is fixed we assess what can be dried and sealed and what has to be replaced.

Skylights and balconies in the rebuilds

The newer two-storey homes have skylights over bathrooms and balconies over living areas. Both are leak points, and the plasterboard beneath them is where water shows. We replace soaked sheet and re-set the surrounds once the source is sealed.

Corroded fixings and bulkheads in apartments

In the marina-side units, salt air works on the metal in suspended ceiling systems and the fixings in bulkheads. Sagging bulkheads and cracked junctions are common. We re-fix and re-set them so the lines are straight again.

FAQ

Hillarys ceiling questions

Does salt air actually damage ceilings in Hillarys?
Not the plaster directly, but it corrodes the screws, strapping, flashings and air-conditioning parts that keep the ceiling fixed and dry. Over time that means more sagging and more water entry than you would see in an inland suburb of the same age. We use fixings suited to the conditions when we re-fix.
Our 1980s Hillarys house has been extended twice. Can you repair all the different ceilings?
Yes. It is common here to find plasterglass in the original rooms, plasterboard in the first extension and a different plasterboard again in the second. We identify each type and repair it the right way, and we can match the finish across the junctions so the house reads as one ceiling.
Can you repair a ceiling under a leaking skylight?
Once the skylight is resealed or replaced, yes. We remove the water-damaged plasterboard around the opening, replace it and re-set the reveal. Doing it before the skylight is fixed just means doing it again.
Do you work in the apartments and townhouses near the boat harbour?
Yes, both for individual owners and through strata managers for common areas. Access and work hours are arranged with the building manager, and we keep the job contained so neighbours are not disrupted.
