Ceilings in Armadale homes

The older core of Armadale and neighbouring Kelmscott was built out from the 1950s through the 1980s, with a lot of state housing of the period: brick-and-tile and fibro-clad homes with fibrous plaster ceilings, hardwood frames and tile or tin roofs. Many are still rentals or have passed through several owners without the ceilings being touched. The foothills streets toward Roleystone and Bedfordale are bigger blocks with houses from the 1970s onward, some on steep sites with unusual roof shapes.

The southern half of the city changed completely in the last fifteen years. Harrisdale, Piara Waters, Haynes and Hilbert are new estates with double-brick or framed homes and plasterboard ceilings throughout, built on a scale that outpaces almost anywhere else in Perth. New-build ceilings have their own issues: settlement cracks, popped screws and the occasional sheet that was never fixed properly in the first place.

Summer heat is a factor here. Armadale is a few degrees hotter than the coast, roof spaces get very hot, and old plaster wads and glue dry out faster. Winter brings the opposite problem with the scarp catching more rain than the coastal plain, and the older roofs letting it through.

A ceiling in a 1960s or 1970s Armadale rental that has sagged for years without attention will eventually drop a section. We get a lot of calls from property managers after a tenant reports a bulge or a crash. If the sheet is intact we re-strap and re-fix; if it has come down, we replace the section or the room.

Fibro and weatherboard homes with soft, damp ceilings

The lighter-built homes of the area were often ceiled with thin fibrous plaster or early soft board. After decades of minor roof leaks the ceiling goes soft and bows. These are usually replacement jobs because there is nothing sound left to re-fix to, and we discuss the options with you before anything is pulled down.

Settlement cracks in new estate homes

Houses in Haynes, Hilbert and Harrisdale are young and still settling. Cracks at the corners of rooms and along sheet joins are the standard complaint, especially where the builder’s defect period has ended. We re-tape and set the joins so they stay closed instead of reopening each summer.

Termite damage in hardwood-framed homes

Older homes near the foothills and along the creek lines have had termite activity in ceiling joists and battens. The ceiling sags because the timber behind it has been eaten. We can replace the ceiling but the timber and the pest treatment need to be sorted first, and we will tell you plainly if that is what we find in the roof.

A section of ceiling has come down in my Armadale rental. What happens next?
Call us and we will make the area safe, remove any loose plaster still hanging, and assess whether the rest of the room is at risk. From there we quote the replacement of the section or the whole ceiling, depending on the condition of what is left. Keep people out of the room until it has been looked at.
Do you cover Byford, Kelmscott and the foothills as well as Armadale itself?

My new house in Hilbert has cracks in the ceiling and the builder says it is normal settlement. Is it?
Fine cracks in the first couple of years are very common as the frame and slab settle. That does not mean they should be left. If the builder’s defect period has ended, we re-tape and re-set the joins so the cracks stay closed, which is a more durable fix than filling them.
Can you check whether my ceiling problem is termites?
We will tell you what we see in the roof space, and eaten timber is usually obvious. We are not pest inspectors, so if we suspect termites we recommend getting a pest inspection before the ceiling is replaced, otherwise the new ceiling is going onto compromised timber.
