Almost everything residential in Joondalup dates from about 1988 onward. The typical home is double brick with a tiled roof, built on a sand pad, with plasterboard ceilings fixed to the roof trusses. Family rooms and meals areas are large, and many homes have raked or coffered ceilings over the main living space, which look good but put long sheet joins under stress as the trusses move with the seasons.

Once the leak is sorted we cut out the damaged section, replace it and blend the set so the patch disappears under paint.

My Joondalup home is only twenty years old. Why is the ceiling cracking?
Age is not the issue, the join set is. Plasterboard joins rely on tape and setting compound to bridge the gap between sheets, and when that is done thinly or the trusses move more than expected, the join opens. Homes from the 1990s and 2000s in Joondalup are at the age where original joins start to show, especially on long open-plan spans.
Can you repair a raked ceiling or does it need to come down?
Most raked ceilings can be re-fixed and re-set without replacement. Replacement is only on the table when the plasterboard itself has been soaked, the sheet is bowing between every fixing, or there is so much old patching that a new ceiling is quicker. We tell you which it is after looking at it.
Do you do work in the apartment buildings near Lakeside and the hospital?
