What you will usually notice first

Part of the ceiling is on the floor

Stay out of the room. The sheets around the hole have lost the support they were sharing and often follow within hours or days.

A sheet is hanging by the cornice

When a plasterglass ceiling lets go it often hangs from one edge. Do not try to push it back up. It needs to be supported or brought down in a controlled way.

Sudden drop overnight or in a heatwave

A ceiling that was flat last week and now has an obvious belly has lost its fixings. Hot weather is when most Perth collapses happen as the roof space bakes.

Loud crack then sagging

A single loud crack from the ceiling followed by visible movement is strapping or glue letting go. Treat it as urgent.

Water bulge after a storm

A bulge that is growing or dripping is holding water above the plaster. Keep clear, turn the lighting circuit off, and put a bucket under it rather than poking it.

Rental or strata with people at risk

How we fix it

The way the job actually gets done

Talk first, over the phone

Describe what you see and we will tell you whether to leave the room, shut off power to the ceiling lights, and whether anything needs propping until we get there. We cannot promise a specific arrival time, but a collapse goes to the top of the list.

Make safe

Loose and hanging sections are either temporarily propped or brought down in a controlled way, debris is cleared, and the rest of the ceiling is checked from the roof space so you know whether the adjoining rooms are at risk.

Report for owner or insurer

Photos, what failed and why, and what is needed to rebuild. Clear enough for a property manager to forward to an owner or an insurer without a second visit.

Rebuild

Depending on what is left, the ceiling is either re-fixed where sheets are still sound, or stripped out and replaced with new plasterboard and cornice. Either way it is set and sanded paint-ready.

What should I do right now if my ceiling has collapsed?
Get everyone and pets out of the room and shut the door. If water is involved, switch off the lighting circuit at the switchboard. Do not go into the roof space. Then call us and describe what you can see.
Is the rest of the ceiling going to come down?
Possibly. The sheets next to a collapse were fixed the same way and have just lost the neighbour they were leaning on. Part of making safe is checking from above and telling you honestly which rooms are at risk.
Do you come out after hours?
For a genuine collapse or an imminent one, we will do our best, and a make-safe can be done without doing the full rebuild that night. Call and we will tell you straight what we can do.
Will my insurer cover a collapsed ceiling?
It depends on the policy and the cause. A collapse from a storm or a burst pipe is often treated differently from one caused by old fixings failing. We give you a report and quote; your insurer decides cover.
