Ceiling Repairs in Cannington

Cannington is classic 1960s and 1970s Perth brick-and-tile, and the plasterglass ceilings in those homes are now at the age where they let go. Sagging lounges, cracks across bedrooms and cornice gaps are what we get called out for most, along with the units and rentals that make up a big share of the suburb.

Ceilings in Cannington homes

Cannington and the neighbouring suburbs of Queens Park, Beckenham and Wilson were built out mainly in the 1960s and 1970s with double-brick walls, tile roofs and plasterglass ceilings glued and strapped to timber joists. The original cornice is usually a plain run of around 90 millimetres, with the occasional more decorative profile in the formal rooms. This is the housing stock where ceiling fixings reliably fail after fifty to sixty years, and it is the bulk of our work in the area.

A large share of these homes are now rentals, and many have had their bigger lots subdivided with units or townhouses built behind the original house. The 1980s and 1990s units have plasterboard ceilings on timber battens, which fail differently: cracked joins rather than sagging, and water from flat or low-pitched roofs that were never great at shedding rain.

Around Carousel and along Albany Highway is a dense commercial strip of shops, showrooms, medical suites and offices, most of them with suspended grid ceilings or plasterboard over a steel frame. These get damaged by fit-outs, leaks and age, and they usually need to be fixed outside trading hours.

What we get called out for

Common ceiling problems in Cannington

Sagging plasterglass ceilings in brick-and-tile homes

The lounge or main bedroom ceiling drops a few centimetres between the joists, a gap opens along the cornice and cracks appear across the sheet. This is the glue and strapping giving up. If the plaster is still sound we re-fix it to the joists from below with new fixings, set and sand the surface and the room is ready for paint.

Ceilings in rentals that have been neglected

Property managers call us about ceilings that have been bowing for years and are now at the point of concern. We inspect, quote in writing with photos and recommend either re-fixing or replacement based on what we find, not on what is cheapest to say.

Cracked joins and leaks in rear units

The units built behind the original houses from the 1980s on have plasterboard ceilings, and the problems are cracked joins from frame movement and stains from low-pitched roofs and blocked box gutters. We repair once the roof is sorted.

Commercial ceilings around Carousel

Shops and offices along Albany Highway and around the Carousel precinct have grid ceilings that have been disturbed by fit-outs and plasterboard ceilings damaged by roof leaks. We re-level grid, replace tiles, repair plasterboard and build new ceilings in refitted tenancies, usually after hours.

Older ceiling materials in some Cannington homes, particularly eaves linings and wet-area ceilings from the fibro era, may contain asbestos. If there is any doubt, we recommend testing by a specialist before the material is disturbed. We do not remove asbestos ourselves.

FAQ

Cannington ceiling questions

Is a sagging plasterglass ceiling in Cannington dangerous?
It can become dangerous if left. A ceiling that has dropped a little and is still intact is usually fine to live under for a while, but the fixings only get weaker and a whole sheet can eventually come down. If the sag is increasing, if cracks are spreading or if you hear creaking from above, treat it as urgent.
Do you do ceiling repairs for property managers in Cannington?
Yes, regularly. We provide a written quote with photos that can go straight to the owner for approval, arrange access with the tenant, and stick to the approved scope. If we find more damage once the ceiling is opened, we stop and get approval before going further.
Can you re-fix the ceiling without disturbing the original cornice?
In most cases, yes. Re-fixing is done from below into the joists, and the cornice stays where it is. If the cornice has already come away from the ceiling as part of the sag, it is re-fixed at the same time and the gap set over.
Do you work on shops and offices near Carousel?
We do. Suspended grid repairs, tile replacement, water-damaged plasterboard and new ceilings in refitted tenancies along Albany Highway and around the shopping centre. Most of that work is scheduled after hours so trade is not disrupted.
