Ceiling Repairs in Balcatta

Balcatta is one of the suburbs that defined post-war Perth building: solid brick-and-tile homes from the 1960s and 1970s, many built by the Italian tradesmen who settled here, with plasterglass ceilings and decorative cornice throughout. Ceilings in Balcatta homes

The residential streets of Balcatta are remarkably consistent. Double brick, tiled roof, often with a front verandah under the main roof, built between about 1960 and 1978. Inside, the ceilings are plasterglass fixed to jarrah or pine joists, with cornice that is frequently more decorative than you find in the suburbs built a decade later. Front lounges often have a stepped or patterned profile, and some have ceiling roses.

These homes were built well, and many are still owned by the families who built them or have been bought by people who value the solid construction. But the ceilings are original, and original plasterglass ceilings are now fifty to sixty years old. The hessian strapping has rotted, the adhesive has dried, and the ceilings are sagging and cracking in a pattern we see over and over in this suburb.

The industrial area between Erindale Road and Wanneroo Road is a different kind of work: warehouses, workshops, showrooms and offices with suspended grid ceilings, plasterboard office fit-outs and the occasional old fibrous plaster ceiling in a converted building. Water damage from box gutters and roof sheets is the usual reason we get the call.

Common ceiling problems in Balcatta

Sagging plasterglass ceilings in the family home

The strapping has gone and the ceiling is hanging on a few remaining points. The sag is visible in afternoon light and the cornice line has opened. We re-fix from the roof space with fixings at every joist and new strapping, then re-set the cracks and cornice.

Decorative cornice and ceiling roses

Balcatta front rooms often have cornice profiles and roses that are worth keeping. When the ceiling drops, the cornice cracks at the mitres and can break. We repair and re-set in place where possible, and match the profile for any lengths that have to be replaced.

Verandah and extension ceilings

Front verandahs under the main roof and rear extensions built in the 1980s often have ceilings of a different material to the house, sometimes fibre-cement, sometimes early plasterboard. These fail differently and we repair each the right way.

Water damage in industrial units

Box gutters overflow in heavy rain and roof sheets lift in wind, and the suspended ceiling or plasterboard office below takes the water. We replace stained tiles, re-fix sagging grid and rebuild plasterboard sections once the roof is sorted.

Balcatta ceiling questions

Our Balcatta home was built in 1968 and the ceilings have never been touched. Is that normal?
Very. A lot of Balcatta homes still have their original plasterglass ceilings and original cornice. They were well made, which is why they have lasted, but the strapping and adhesive holding them up has a finite life and most are now at or past it. Re-fixing before they drop further is the cheapest point to intervene.
Can you save the ceiling rose and patterned cornice in the lounge?
In most cases yes. Decorative plaster can usually be re-fixed and repaired in place, and damaged sections can be matched with a cast or a close profile. We treat it as a restoration rather than a replacement.
Do you repair ceilings in the Balcatta industrial units?
