The Perth CBD and its fringes mix three very different kinds of building. There are the apartment towers that went up along Adelaide Terrace, the Hay Street east end and around Elizabeth Quay, mostly with plasterboard ceilings on steel furring channel fixed to concrete slabs. There are the older commercial and warehouse buildings around King Street, Northbridge and the west end, some of them converted to residential, with high ceilings, original pressed metal or fibrous plaster in places, and decades of services run through the ceiling space. And there are the tenanted office floors, which are almost all suspended grid with mineral fibre tiles and everything from air conditioning to data cabling living above them.

Water is the common thread in the city. A burst flexi hose or an overflowing shower in the apartment above arrives in your ceiling first, and because slabs do not drain the way a pitched tile roof does, the water tends to pool and track along the furring channel before it finds a way through. Office ceilings suffer from chilled water and condensate leaks off air conditioning units, and from the grid itself being disturbed every time another contractor needs to get above it.

Access is the other thing that shapes CBD ceiling work. Loading bays, lift bookings, building manager sign-off, after-hours windows for office floors, and parking that is never where you want it. We plan for all of it before we quote so the job runs in the window the building gives us.

The most common CBD call is a brown ring or a soft patch in a bedroom or bathroom ceiling, usually traced to the apartment upstairs. Once the plumber has stopped the source, the plasterboard needs cutting out, drying, replacing and flushing so the patch disappears. We photograph the damage before and after, which strata managers and insurers tend to ask for.

Suspended grid ceilings that have dropped or been chopped about

Tenanted office floors accumulate damage every time a fit-out, a cabler or an air conditioning tech goes above the tiles. Sagging grid, broken or stained tiles, missing hangers and bulkheads that no longer line up are all routine. We re-hang, re-level, replace tiles and rebuild bulkheads around new services.

Older brick and stone buildings in the west end and Northbridge move with temperature and traffic vibration, and fibrous plaster or lath-and-plaster ceilings crack at the junctions and along original joins. Sometimes the fix is re-fixing and patching; sometimes the only honest answer is a new plasterboard ceiling below the original line.

Fit-out ceilings that need finishing properly

New cafes, consulting rooms and retail tenancies often get a plasterboard ceiling roughed in by the shopfitter and left with visible joins and unflushed screw heads. We bring it to a paint-ready standard with set bulkheads and square junctions so the painter is not fighting the surface.

Can you repair the ceiling in my CBD apartment if the leak came from upstairs?
Yes, as long as the source has been fixed first. We repair the plasterboard and any affected cornice, and we document the damage with photos and a written description so you can pass it to your strata manager or insurer. Who pays is between you, the upstairs owner and the strata, but the repair itself is straightforward.
Do you work on suspended grid ceilings in offices?
We do. Re-levelling dropped grid, replacing stained or broken tiles, adding hangers that were removed during a fit-out, and rebuilding bulkheads are all part of what we handle in the city. Most office work is scheduled outside business hours so your staff are not disturbed.
How do you deal with building access and parking in the city?
We sort it before the job starts. That means talking to the building manager about loading dock and lift bookings, confirming whether work has to happen in a set window, and planning how materials come in. Sheets of plasterboard do not fit in a passenger lift, so sometimes that dictates the method as much as the ceiling does.
My building is heritage listed. Can you still fix the ceiling?
Usually, but the approach depends on what the ceiling is made of and what your heritage obligations say. We repair fibrous plaster and ornate work sympathetically where it can be saved, and we will tell you plainly if it cannot.
