Booragoon grew up around the Garden City shopping centre through the late 1960s and 1970s. The streets around Riseley Street and Marmion Street are mostly single-storey brick-and-tile homes from that era, many on their original quarter-acre blocks, with the classic layout of a front lounge, a hallway of bedrooms and a later family-room extension at the back. The original rooms have plasterglass ceilings with cove cornice; the extensions, depending on when they were done, might be plasterglass, early plasterboard or something in between.

The suburb has had a wave of renovations rather than rebuilds. Owners have opened up kitchens into dining rooms, removed walls and added skylights, which means ceilings have been cut, patched and joined to new sections. Those junctions between old and new ceiling are where cracks show up, because the two materials move differently and were fixed in different ways.

Family room ceilings sagging where the span is longest

The back family room is often the largest single ceiling in a Booragoon home and the one most likely to have dropped. The strapping across the widest span carries the most load and dries out first. The fix is re-strapping from inside the roof and re-fixing the sheet from below so it sits back on the joists where it belongs.

Cracks where an extension meets the original house

A 1990s family room added to a 1970s house usually has a plasterboard ceiling butted up to the old plasterglass. The join was probably taped once and has cracked since. We re-fix both sides, re-tape with a proper reinforcing join and set it so it stays closed.

Skylight and downlight water marks

Renovations added skylights and downlights, which punched holes in roofs and ceilings. A skylight flashing that has lifted, or a downlight that has let condensation drip, leaves a stain on the ceiling that spreads slowly. We repair the stained plaster once the source is closed off.

Booragoon ceiling questions

Is it worth repairing a 50-year-old plasterglass ceiling, or should I just replace it?
If the sheet is intact and the only problem is that it has dropped, repairing it is usually better value and keeps the original cornice and finish. Replacement makes more sense when the sheet is cracked through, has been wet more than once, or you are renovating the room anyway and want a modern plasterboard ceiling.
My cornice has a gap along the top edge. Is that the cornice failing or the ceiling?
Almost always the ceiling. The cornice is fixed to the wall and the ceiling; when the ceiling drops, the cornice stays with the wall and a gap opens at the top. Caulking the gap hides it for a while but the ceiling keeps moving. Re-fixing the ceiling closes the gap properly.
Do you do strata and apartment ceilings near Garden City?

How do you get into the roof of a Booragoon brick-and-tile house to re-strap a ceiling?
Through the manhole, usually in the hallway or a cupboard. If there is no manhole or the one that exists is too small, we can cut a new access point in a discreet spot and fit a proper cover. Low-pitched roofs limit the working room but it is rarely a dealbreaker.
