Ceiling Repairs in Clarkson

Clarkson grew fast through the 1990s and 2000s along the rail corridor, and nearly every home here has plasterboard ceilings on timber trusses. Clarkson was mostly rural until the early 1990s, then built out quickly as the northern rail line pushed toward Butler. The housing is consistent: double brick, tiled roofs, plasterboard ceilings, with the open-plan family and meals area that every builder was offering at the time. Somerly, the newer estate on the eastern side, is more of the same but a decade younger.

The age of the stock matters. A plasterboard ceiling from 1995 has been through thirty summers of roof-cavity heat. The adhesive daubs that hold the sheet to the truss are drying out, and if the builder relied on glue with minimal screws, which was common, the ceiling starts to drop between fixings. It shows first as a shadow line along the sheet edge in afternoon light.

Clarkson is close enough to the coast that the roof spaces get salt-laden air, which is hard on any metal fixings and on the ducted air-conditioning units that most homes have in the ceiling. Leaks from those units are one of the most common reasons we get called out here.

Where the original installer used adhesive with only a few screws, the sheet eventually separates from the truss and hangs on whatever fixings are left. The ceiling looks wavy and the cornice gap opens. We re-fix the sheets with screws at correct centres and reset the joins, which is far less disruptive than replacement.

Cracks over the family room

The open-plan living area is where sheet joins span the widest and trusses move the most. A crack that runs wall to wall is usually one failed join, not a structural problem. We cut back, re-tape and re-set it properly.

Water damage from ducted air-conditioning

Blocked condensate drains and sweating ducts drop water onto the ceiling below, often above a hallway or bedroom. Once the air-conditioning technician has fixed the cause, we replace the damaged section and blend it in.

Storm damage from lifted tiles

Winter fronts come straight off the ocean here and lifted or cracked tiles let water in fast. We make the ceiling safe, remove sections that are holding water, and come back to rebuild once the roof is fixed.

What causes a plasterboard ceiling in a 1990s Clarkson home to sag?
Almost always the original fixing method. Builders at the time relied heavily on adhesive with a minimum of screws, and after decades of roof-cavity heat the adhesive loses its grip. The sheet then drops between the remaining screws. Re-fixing with screws at proper spacing solves it.
Can you repair a ceiling while tenants are living in the house?
Yes. We work room by room, protect floors and furniture, and clean up each day. For a re-fix and re-set job the room is usually usable again within a day or two of us finishing, allowing for the set to dry before painting.
Does living near the coast affect my ceiling?
Indirectly. Salt air corrodes metal fixings, flashings and air-conditioning components in the roof space faster than inland, and winter storms hit harder. The plasterboard itself is fine, but the things that keep it dry and fixed need checking more often.
