Ceiling Repairs in Midland

Midland has been a working town for over a century, and its housing reflects that: railway-era cottages, post-war brick and fibro, and the newer homes and apartments that have filled the old workshops precinct. We repair ceilings across all of it, from a sagging lounge in an older rental to a water-stained bedroom in a new build.

Ceilings in Midland homes

The oldest parts of Midland, around the town centre and towards the old Midland Railway Workshops, have workers' cottages and inter-war homes with fibrous plaster ceilings and simple run cornice. Many are now rentals, and ceilings that have had decades of patching rather than proper repair are common. Sagging, long cracks and cornice that has pulled away are the usual story.

The bulk of Midland and the surrounding suburbs is 1950s to 1970s housing: brick and tile, and plenty of fibro, built for railway and industrial workers. Ceilings are plasterglass fixed with glue and strapping, and these are at the age where fixings fail. Some of the fibro-era homes also have ceiling materials that may contain asbestos, which needs checking before anything is disturbed.

The Midland redevelopment around the workshops precinct, the hospital and the station has brought newer homes, townhouses and apartments with plasterboard ceilings. These suffer from the modern problems: condensate leaks from ducted air conditioning, settling cracks in the first few years, and water from upstairs bathrooms in the apartment buildings. Midland's summer heat also works the roof space hard and shows up as cracked joins.

What we get called out for

Common ceiling problems in Midland

Sagging plasterglass in post-war homes

The 1950s to 1970s brick and fibro homes across Midland, Midvale and Bellevue were built with glued and strapped plasterglass ceilings, and sixty years on the ceilings bow between the fixings. We re-fix from below into the joists when the plaster is sound and replace when it is cracked through or has been wet.

Ceilings in older rentals patched too many times

Many Midland cottages and post-war homes are long-term rentals, and their ceilings have had filler pushed into the same cracks for decades. At some point a proper re-fix and re-set is cheaper than another round of patching. We quote in writing with photos so property managers can get owner approval quickly.

Water damage from tile roofs and valleys

Old tile roofs with cracked tiles, slipped valleys and corroded flashings let winter rain into the ceiling space. The ceiling stains, softens and in bad cases drops. Once a roofer has fixed the source we cut out and replace the damaged section and set it flush.

Settling cracks and condensate stains in newer homes

Houses and townhouses in the redevelopment areas show cracks along sheet joins and at cornice lines as the structure settles, and stains below air conditioning units where condensate drains have blocked or disconnected. We repair both once the cause is sorted so the fix holds.

We also cover the light industrial and commercial side of Midland, from workshop offices along Great Eastern Highway to shopfronts in the town centre: suspended grid repairs, water-damaged plasterboard and new ceilings in refitted tenancies. Work can be scheduled outside trading hours where needed.

FAQ

Midland ceiling questions

My Midland house is 1960s fibro. Could the ceiling contain asbestos?
It is possible. Homes of that era sometimes used cement sheet ceilings or asbestos-backed materials, particularly in wet areas and eaves. If the ceiling material is not clearly plasterglass or plasterboard, we recommend a sample be tested by a specialist before any work disturbs it. We do not remove asbestos ourselves.
Can you repair the ceiling in a rental property through my property manager?
Yes, we do that regularly in Midland. We quote in writing with photos, arrange access with the tenant if the agent prefers, and keep the job to the scope that was approved. If we find more damage once the ceiling is opened up, we stop and get approval before continuing.
The roof leaked over winter and now the ceiling is stained and soft. What is the order of work?
The roof gets fixed first, by a roofer. Once it is watertight and the ceiling space has dried out, we cut out the damaged section, check the surrounding plaster and joists, replace the board and set it back flush. Repairing the ceiling before the roof is fixed just means doing it twice.
Do you do commercial ceilings in Midland?
We do. Suspended grid and tile replacement, water-damaged plasterboard in shops and offices, and new plasterboard ceilings in refitted tenancies along Great Eastern Highway and in the town centre. We can work after hours to avoid disrupting trade.
