Ceilings in Scarborough homes

The streets climbing the hill behind Scarborough Beach are a mix of eras. Original 1960s and 1970s brick-and-tile homes with plasterglass ceilings sit next to 1980s and 1990s two-storey rebuilds with plasterboard, and the last decade has brought a wave of demolish-and-rebuild on the ocean-view blocks. One street can have three generations of ceiling construction.

Along the foreshore and around the redeveloped Scarborough Beach precinct, the stock is apartments: older three- and four-storey walk-ups from the 1970s and 1980s, and newer towers. Both use plasterboard, but the older blocks often have ceilings that have been repaired many times by many owners.

Salt-laden wind, driving winter rain and summer humidity are constant here. Roofs fail sooner, metal fixings corrode and roof spaces stay damp longer than they do inland. That combination produces more water-damaged ceilings per street than almost anywhere else we work.

Water damage from storm-driven rain

Horizontal rain finds its way under tiles, around flashings and through window heads that would never leak in a sheltered suburb. The ceiling below takes the water. We assess whether the sheet can be dried and sealed or has to come out, and we rebuild once the entry point is fixed.

Sagging plasterglass in the older homes

The 1960s and 1970s houses on the hill have the same failing straps and adhesive as the rest of post-war Perth, with the added problem of damp roof spaces that rot the hessian faster. We re-fix from above with new fixings and strapping.

Cracked bulkheads and junctions in rebuilds

The newer two-storey homes have long plasterboard spans, bulkheads over kitchens and junctions between raked and flat ceilings. These crack as the framing moves in the wind. We re-fix and re-set them so they stay straight.

Layers of old patching in apartments

Ceilings in the older walk-up apartment blocks have often been patched over and over. Sometimes the best outcome is to strip the ceiling back and replace it so the room has one flat, sound ceiling rather than a patchwork.

Scarborough ceiling questions

Why do Scarborough ceilings get more water damage than other suburbs?
Wind. Rain that falls vertically in Morley hits Scarborough sideways, and it gets under tiles, past flashings and through gaps that are fine everywhere else. Add salt corrosion of flashings and fixings and roofs here simply fail sooner. The ceiling is just where the water ends up.
My apartment ceiling has been patched so many times it looks lumpy. What are the options?
Either skim and re-set the whole ceiling to level out the old repairs, or replace it with new plasterboard. Replacement is usually the better result if the patching is extensive, and in an apartment it is a contained job we can do room by room.
Can you work in a short-stay apartment between guests?
Yes, with planning. If we know the window we can schedule the re-fix and set so the ceiling is ready for the painter, or arrange painting ourselves, within the gap. The main constraint is drying time for the setting compound, which we plan around.
Do you also cover Doubleview, Innaloo and Karrinyup from Scarborough?
Yes. Those suburbs are a few minutes inland and have the same mix of 1960s plasterglass and later plasterboard. We treat them as part of the Scarborough and Stirling area.
