Ceiling Repairs in Canning Vale

Before the 1990s most of Canning Vale was market gardens and semi-rural lots. The residential estates came in waves, with the Ranford Road and Nicholson Road corridors filling in through the late 1990s and 2000s, and the homes reflect that: double brick, tile or metal roofs, rendered facades and plasterboard ceilings fixed to steel battens. The flip side of that era is build speed. Plasterboard ceilings were fixed quickly, sometimes with the minimum of screws and adhesive, and the sheet joins were set to a standard that looks fine under a flat white paint but moves once the house has been through a dozen Perth summers. The ground here is sand over clay in places, which can mean seasonal movement in the slab and frame that shows up as cracks at the ceiling corners.

Common ceiling problems in Canning Vale

Diagonal cracks from the corners of openings

A crack that starts at the corner of a doorway or window and runs diagonally across the ceiling is usually frame movement. The sheet is being pulled in two directions. We cut back and re-tape the crack with a flexible reinforcing system and re-set it, which holds far better than the filler-and-paint approach.

Ceilings sagging between battens

When the adhesive was never properly applied or the screws were spaced too far apart, plasterboard droops between the battens into a gentle wave that catches the light. This is a re-fix job: screws into every batten, set over, sanded flat. Occasionally the sheet has broken its paper face and needs replacing.

Aircon condensate and roof penetration leaks

Ducted aircon drain lines, bathroom exhaust ducting and solar panel conduit penetrations are the big three sources of water in a Canning Vale ceiling. The stain under a leaking aircon unit is so common we can usually name the cause from the photo. We repair the board once the leak is dealt with.

Upstairs bathroom leaks in two-storey homes

Canning Vale ceiling questions

My Canning Vale house is from 2005 and the ceiling has a wave in it. Is that normal?
It is common, which is not quite the same as normal. A wave between battens means the plasterboard was not fixed well enough when the house was built, or the adhesive has let go. It can be re-fixed without replacing the sheet in most cases, and the surface refinished so it is flat again.
The crack keeps coming back after I fill it. Why?
Because filler does not reinforce anything. The sheet join or the frame is still moving. A proper repair re-fixes the board, re-tapes the join with a reinforcing tape or compound, and sets it in layers. Once that is done the crack should stay closed through the seasons.
Do you repair ceilings in warehouses and offices in the Canning Vale industrial area?
