Rockingham grew as a holiday town before it was a suburb, and the housing still shows it. Along the foreshore and through Safety Bay and Shoalwater there are 1960s and 1970s brick-and-tile homes and fibro beach shacks, some original and some extended several times, with fibrous plaster ceilings in the older rooms and whatever was available in the extensions. Cooloongup and Hillman inland are 1970s and 1980s brick and tile, a lot of it originally state housing.

From the 1990s onward Warnbro, Port Kennedy, Secret Harbour and Baldivis brought large estates of double-brick homes with plasterboard ceilings, and the city centre has gained apartment buildings and townhouses with the usual strata plasterboard. The result is a spread of ceiling types across a few kilometres, and each has its own way of failing.

What ties them together is the coast. Metal fixings corrode faster here than almost anywhere else in Perth. Storms drive rain under ridge caps and into tile roofs from angles that inland homes never see. And the humidity means a leak that would dry out in Armadale sits wet in Rockingham and grows mould on the plaster.

Mould on water-damaged plaster

Humid coastal air keeps a leaked-on ceiling damp for weeks, and mould follows. Surface mould on firm plaster can be treated and sealed; mould through soft, crumbling plaster means that section needs replacing. We treat the area and seal it before it is handed over paint-ready.

Holiday homes and rentals left unchecked

A lot of Rockingham property is a holiday home, a short-stay or a long-term rental, and ceiling problems can go unnoticed for a season. A storm has brought part of my ceiling down. What should I do right now?
Keep everyone out of the room, turn off power to that room at the switchboard if water is anywhere near light fittings, and put a bucket or tarp under the leak if you can do so safely. Then call us. We will make the ceiling safe and remove anything still hanging, and quote the repair once the roof has been secured.
Why do ceilings near the beach in Rockingham fail more than inland ones?
Salt air corrodes the metal that holds ceilings up: wire ties, nails, screws and batten fixings. Storms off the water push rain into roofs at angles they were not designed for. And humidity keeps leaks wet for longer, which rots plaster and grows mould. None of that is unusual here; it just means ceilings need attention sooner.
