Ceiling Repairs in Bayswater

Bayswater runs from the older streets near the train line and the river flats up to the 1960s and 1970s brick-and-tile blocks toward Morley. The character homes have ornate cornice and ceiling roses worth keeping, the post-war homes have plasterglass ceilings that are sagging, and the low ground near the Swan brings moisture that older ceilings do not like. We repair all of it.

Ceilings in Bayswater homes

The oldest part of Bayswater sits around the town centre, King William Street and the streets toward the river. Here you find weatherboard and brick homes from the 1900s to the 1930s with high ceilings, lath-and-plaster or early fibrous plaster, decorative cornice, ceiling roses and picture rails. Many have been restored; some have been patched for a century.

Between the character pocket and the Morley boundary the suburb is mostly 1950s to 1970s brick-and-tile, with plasterglass ceilings and cove cornice. This is the same stock as Morley and Bedford and it has the same problems: strapping that has failed, ceilings dropping between joists and cornice pulling away.

Bayswater also has the river flats around Bath Street, Bayswater Riverside Gardens and toward Maylands. Homes down there sit on low ground with a high water table and more humidity in the roof space than the suburbs up the hill. Older ceilings there stay damp, strapping rots faster and mould on ceilings is more common.

What we get called out for

Common ceiling problems in Bayswater

Ornate cornice and roses in character homes

Decorative plaster in the older Bayswater homes cracks at the mitres, separates from the ceiling and sometimes has sections missing from past renovations. We repair in place where possible and cast or match profiles for the lengths that need replacing, so the room keeps its original look.

Sagging plasterglass in the post-war streets

Same story as the rest of the north-east: the straps have gone and the ceiling is dropping. We re-fix from above with new fixings at every joist and re-set the cracks and cornice line.

Damp and mould near the river

On the river flats, poor roof-space ventilation and ground moisture keep ceilings damp. Mould spots and a soft, powdery plaster surface are common. We assess whether the ceiling can be treated and re-fixed or whether the material has deteriorated to the point where replacement is the sound choice, and we flag ventilation issues so it does not recur.

Water damage from old roofs and gutters

Original tile roofs and iron roofs on the character homes leak at valleys and flashings, and overgrown gutters push water back under the eaves. The ceiling takes it. Once the roof is fixed we repair or replace the affected section.

Bayswater has a strong renovation culture, with character homes being restored and post-war homes being updated. We work alongside builders and painters on those projects, re-fixing ceilings before new paint goes on and matching decorative plaster so the finished room looks right.

FAQ

Bayswater ceiling questions

Our 1920s Bayswater house has a damaged ceiling rose. Can it be repaired rather than replaced?
Often, yes. Cracks and small losses in a cast rose can be filled and re-modelled in place. Where a large section is missing we can take a mould from the intact portion and cast a matching piece. The aim is to keep the original wherever it is sound.
Why does the ceiling in our house near the river feel damp and have mould spots?
Low ground, a high water table and limited roof-space ventilation keep moisture in the ceiling cavity. Older plaster absorbs it, mould grows on the surface and the strapping rots faster. The fix is a combination of improving ventilation, treating the surface and re-fixing or replacing the ceiling depending on how far it has gone.
Can you match the cornice in a 1960s Bayswater home if one room has been replaced with plasterboard?
Yes. The cove and stepped profiles used in that era are still available or can be matched closely. We fit the matching cornice to the plasterboard room so it reads the same as the rest of the house.
We are renovating and the painter wants the ceilings fixed first. How does that work?
That is the right order. We re-fix and re-set the ceilings and cornice, leave them sanded and ready for paint, and coordinate timing with your painter so there is no gap. If you prefer, we can arrange the painting as part of the job.
