Ceiling Repairs in Wanneroo

Ceilings in Wanneroo homes

The original Wanneroo township grew up around the market gardens and the shire offices, and the houses near Wanneroo Road, Dundebar Road and the showgrounds reflect that. Many are 1970s brick-and-tile with plasterglass or early plasterboard ceilings, square-set or with simple cove cornice, and a good number still have their first ceilings fifty years on.

Push out from the town centre and the age drops quickly. Ashby, Tapping, Banksia Grove and the newer parts of Wanneroo itself are 1990s to 2010s double brick on sand, with plasterboard ceilings, big living areas and ducted air-conditioning in the roof space. These homes have different problems: sheet-join cracks, ceiling fixings that have crept, and condensate leaks.

Wanneroo also still has semi-rural blocks and older farmhouses, particularly toward the east and around the lake. Some of those have fibro or iron roofs, sheds converted to living space and ceilings that have been patched by several owners. Those jobs need an honest assessment of what is worth saving.

Original 1970s ceilings losing their fixings

Plaster ceilings from the township era were glued and strapped to the ceiling joists, and fifty years of summer heat in the roof cavity dries out the glue. The ceiling begins to drop between joists, cracks appear parallel to the walls and the cornice pulls away. Re-fixing from above with new fixings and strapping brings the ceiling back up without replacing it.

Sheet-join cracking in the newer estates

Plasterboard homes in Tapping, Ashby and Banksia Grove get long straight cracks across living rooms where the join set has failed. We cut back, re-tape and re-set so the join holds, rather than filling the crack and watching it come back next summer.

Roof leaks on older tile roofs

Tiled roofs in the older part of Wanneroo are at the age where ridge capping mortar fails, valleys rust and tiles crack. The water ends up on the ceiling. After the roofer has fixed the leak, we assess what the ceiling needs: a dried-out section that can be sealed and patched, or a replacement where the plaster has gone soft.

Converted sheds and rural outbuildings

On the semi-rural blocks we see ceilings in converted sheds, granny flats and workshops that were never properly fixed or insulated. They sag, they stain and they sometimes come down. We can replace them with correctly fixed plasterboard so the space is usable.

Our Wanneroo house is from the 1970s. Is the ceiling plasterglass or plasterboard?
Most 1970s homes around the old township have plasterglass, which is plaster cast with fibre reinforcement, rather than plasterboard. You can often tell by tapping it: plasterglass sounds solid and dense, plasterboard sounds hollow. It matters because the repair method is different, and we identify it on the first visit.
Do you cover the newer estates like Tapping, Ashby and Banksia Grove?
Yes. Those estates are a few minutes from the Wanneroo town centre and we treat them as part of the same area. Most calls from there are for sheet-join cracks, ceiling fixings that have let go or water damage from ducted air-conditioning.
Can you fix a ceiling in a shed or granny flat on a rural block?
Yes, as long as the structure is sound. We assess what the ceiling is fixed to, whether the framing can take a proper ceiling, and then either re-fix what is there or replace it with plasterboard.
