Perth-wide ceiling repair

Plasterboard (Gyprock) Ceilings in Perth

Not every job is a repair. Extensions, garage conversions, enclosed patios, new bulkheads and rooms stripped back in a renovation all need a new plasterboard ceiling hung straight, fixed properly and set to a flat finish. We do the ceiling and cornice for owner-builders, renovators and builders who want someone who only does ceilings.

When to call

What you will usually notice first

Extension or new room

The framer has finished and the sparky has roughed in. The ceiling is the next trade before cornice, paint and floors can go in.

Garage, patio or alfresco conversion

Converting a space to a habitable room means a lined ceiling with insulation above it. We sheet over existing framing or new battens and tie it into the house ceiling line.

Bulkheads and dropped ceilings

Kitchen bulkheads over cabinets, dropped ceilings to hide ducting or beams, and feature recesses are framed and sheeted so the lines are dead straight.

Raked and vaulted ceilings

Raked ceilings in newer Perth homes need longer sheets, more fixings and careful joins to stay flat under the roof heat. We sheet them to suit the span.

Replacing a textured or old ceiling

Owners who want rid of a stippled, textured or patched ceiling often find a new flat sheet over the old framing is cleaner than endless skimming.

Builder or trade subcontract

Small builders and renovators use us for the ceiling and cornice package on jobs where their own crew is better used elsewhere.

How we fix it

The way the job actually gets done

Framing checked before a sheet goes up

Plasterboard follows whatever it is fixed to. We string-line the joists or battens, pack or plane any that are out, and set out the sheets so joins land on framing and are staggered.

Fixed to current practice

Sheets are glued and screwed at the spacing the span and board thickness call for. Thicker board goes on wide spans and raked ceilings so they do not belly between joists in a hot roof.

Taped and set in multiple coats

Recessed joins are taped and built up in successive coats, feathered wider each time, and screw heads are spotted twice. The finish is sanded flat with lighting across it so nothing shows under paint.

Cornice or square set

Standard cove cornice is the usual finish for Perth homes; square-set shadow line or a flush finish is available for modern renovations, which takes extra care at the wall junction.

Process

From first call to paint-ready

  1. Measure and quote

Plans or a site visit; we confirm framing spacing, ceiling heights and what finish you want and quote the ceiling and cornice as a package.

  2. Schedule around other trades

We come in after electrical and plumbing rough-in and insulation, and before painters and floor finishes.

  3. Sheet and fix

Board hung, glued and screwed, cut around penetrations for lights, fans, vents and access panels.

  4. Set and sand

Joins and fixings built up over several visits as each coat dries, then sanded flat.

  5. Cornice and clean

Cornice fitted and mitred, site cleaned, ceiling ready for the painter.

What it costs depends on

What moves the price, and why some jobs need a look first

Many jobs can be quoted from your photos and a description. Others are a different job once someone is in the roof space, which is when we come and look first. These are the things that move the price for plasterboard ceilings.

FAQ

Plasterboard Ceilings: your questions

Is Gyprock the same as plasterboard?
Gyprock is a brand name that Perth people use for plasterboard generally, the same way people say Esky for a cooler. We install standard plasterboard sheet for ceilings and choose thickness to suit the span.
Do you do the framing too?
We fix battens, pack and straighten existing framing, and frame bulkheads and drops. New structural framing for an extension is the carpenter or builder; we come in once it is up.
How many visits does a new ceiling take?
Sheeting is usually one visit. Setting takes several coats and each needs to dry, so expect return visits over the following days before the final sand. A Perth winter slows drying; summer speeds it up.
Can you install a plasterboard ceiling under a patio or alfresco?
Yes, as long as the space is enclosed and weatherproof. A plasterboard ceiling in an open alfresco exposed to driven rain will not last; for those we talk through moisture-resistant options.
