Ceiling Repairs in Fremantle

Fremantle ceilings are some of the oldest still hanging in Perth. Limestone cottages, Federation terraces and inter-war bungalows carry original plaster that has been up there for a century, and it tends to come down in its own time rather than yours. We repair and replace ceilings across Freo with the original detail kept wherever it can be.

Ceilings in Fremantle homes

Walk the streets behind South Terrace or around the West End and you are looking at a housing stock that predates plasterboard by decades. The limestone and tuck-pointed brick cottages of the 1890s to 1920s were ceiled with lath and set plaster or early fibrous plaster sheets, usually with a deep run cornice and a centre rose in the front rooms. The timber behind that plaster is jarrah, which is as hard as iron but was often never treated, and the roof spaces are tight, dusty and full of a hundred years of modifications.

Fremantle also has a run of 1950s and 1960s brick-and-tile homes through Hilton, White Gum Valley and Beaconsfield, and a growing number of warehouse and shop-top conversions nearer the port where the ceilings are a mix of old pressed sheet, suspended grid and new plasterboard. The salt air off the harbour is constant and gets into the roof space, so fixings corrode and old wire ties behind fibrous plaster sheets rust through long before the plaster itself gives up.

A lot of Freo property sits under heritage listing or a local heritage overlay. We do not pretend to be your heritage consultant, but the practical reality is that most ceiling repairs are internal, like-for-like work. Owners should check their own obligations with the City of Fremantle before any change that alters a room visibly, and we are happy to describe exactly what we intend to do in writing so that conversation is straightforward.

What we get called out for

Common ceiling problems in Fremantle

Lath-and-plaster ceilings letting go in sheets

Original set-plaster ceilings are held up by plaster keys squeezed between timber laths. Once those keys snap, a whole section can hang on paint and habit alone. The usual warning is a bulge that moves when pressed, or fine cracks tracing a rectangle where a section has dropped a few millimetres away from its neighbours.

Rusted ties behind fibrous plaster

Later Freo homes used fibrous plaster sheets tied up to the joists with wire and plaster wads. Salt air corrodes the wire, the wad crumbles, and the sheet starts to sag along one edge. This is a re-strap and re-fix job if caught early and a replacement job if the sheet has cracked through.

Cornice and ceiling rose separation

Large run cornices and ornate centre roses are heavy. When the ceiling behind them drops, the cornice pulls away from the wall line and a gap opens up that homeowners often try to caulk. We re-fix the ceiling first, then re-set or replace the cornice section so the profile matches.

Water from old roofs and parapets

Tin roofs with original lead flashing, parapet walls and box gutters all let water into Fremantle ceilings in a winter storm. Lime-washed limestone walls also wick moisture. We treat the stain and the sag together once the roof side has been dealt with, and we will tell you if the plaster is too far gone to save.

Fremantle has a lot of landlords, body corporates and small business tenancies in older buildings, including cafes, galleries and shop-top flats on and around the Cappuccino Strip. We work with property managers on written scopes, access and after-hours timing where a tenancy needs to keep trading.

FAQ

Fremantle ceiling questions

Can you keep the original cornice and ceiling rose in my Fremantle cottage?
In most cases yes. The approach is to secure the ceiling behind the detail first, then repair or re-set the cornice and rose rather than remove them. Where a section of ornate cornice is beyond saving, we take a profile of the existing run and match it so the join is not obvious.
My house is heritage listed. Does that stop a ceiling repair?
Internal like-for-like repairs are generally the least contentious kind of work on a listed property, but the rules depend on the listing and the local planning scheme. Check with the City of Fremantle before starting. We will put the intended method in writing so you can show them exactly what is proposed.
Why do Fremantle ceilings seem to fail more than ones in newer suburbs?
Age and salt. The plaster is older than anything in the outer suburbs, and the harbour air corrodes the wire ties and nails that hold fibrous plaster sheets up. Add a century of roof leaks and the surprising thing is how many are still intact, not how many have let go.
Do you work on warehouse conversions and shop-top apartments near the port?
Yes. These are usually a mix of exposed structure, suspended grid and plasterboard infill, and the work is more about matching what is there than restoring something ornate. We can also do strata common-area ceilings in these buildings with the body corporate.
