Ceiling Repairs in Mandurah

Mandurah is far enough from Perth that a lot of metro trades will not make the drive, and close enough that we do. The city has every kind of ceiling: 1970s beach houses in Falcon and Silver Sands, canal-estate homes from the 1990s, retirement villages, and new estates in Lakelands and Meadow Springs. Ceilings in Mandurah homes

Old Mandurah along the estuary and the ocean side of Mandurah Terrace was a fishing and holiday town, and the surviving 1960s and 1970s housing is brick-and-tile or fibro beach homes with fibrous plaster ceilings. Falcon, Silver Sands and Halls Head followed through the 1970s and 1980s, still brick and tile, still plasterglass ceilings in the original rooms. Many of these were holiday homes first and permanent homes later, and the ceilings were not always a priority in between.

The canal estates in Halls Head, Dudley Park and Erskine, and the newer suburbs of Meadow Springs, Lakelands and Madora Bay, are 1990s to 2010s builds with plasterboard ceilings, big open-plan living areas and a lot of ducted aircon. Mandurah also has a large number of retirement villages and over-55s developments, which are mostly single-storey plasterboard units where the ceiling work is straightforward but needs to be done tidily and with minimal disruption.

The estuary and the ocean put Mandurah firmly in the humid, salty, storm-exposed category. Winter fronts arrive here first on their way up the coast. Metal fixings corrode, roofs leak at the flashings, and a damp ceiling takes a long time to dry out, so mould is part of the picture more often than it is further inland.

Plasterglass ceilings sagging in 1970s beach homes

The original fibrous plaster ceilings in Falcon, Silver Sands and old Halls Head are at the age where the straps and wads give up, and the salt air has not helped. A ceiling that has dropped along one edge with a crack following the cornice is the standard call. We re-strap and re-fix, or replace the sheet if it has cracked through.

Storm and roof leak damage

Winter storms off the Indian Ocean lift tiles and drive water under flashings. The ceiling below stains, sags and sometimes comes down. We make the room safe, remove hanging plaster, and quote the repair once the roof has been covered or fixed.

Mould on damp ceilings

With the humidity here, a ceiling that has been leaked on grows mould quickly, especially in bathrooms and bedrooms with the windows closed over winter. Firm plaster can be treated and sealed; soft or crumbling plaster needs to be replaced. We treat and seal before handing over.

Plasterboard cracks and aircon stains in newer suburbs

Meadow Springs, Lakelands and the canal estates have the same plasterboard issues as the rest of the southern corridor: join cracks across long living-room ceilings, screws popping through the paint and condensate stains beneath aircon units in the roof. All are repairable without replacing the whole ceiling in most cases.

My Falcon beach house has an old plasterglass ceiling that has dropped. Repair or replace?
If the sheet is intact, dry and only dropped, re-strapping and re-fixing it is usually the better option and keeps the original cornice. If it has broken, been wet repeatedly or is crumbling at the edges, replacement is the honest answer. We tell you which after seeing it, not before.
Do you work in retirement villages and over-55s developments in Mandurah?
Yes. We work with village managers on access and timing, keep the job contained and tidy, and finish the ceiling paint-ready so the unit is back in use quickly. We can quote several units in one visit if the village has a list.
Can you deal with the mould on my water-damaged ceiling as well as the sag?
We treat surface mould on sound plaster as part of the repair and seal it before handing over paint-ready. If mould has gone through soft plaster, that section is replaced. Persistent mould usually means the leak or the ventilation has not been dealt with, and we will point that out.
