Ceiling Repairs in Kwinana

Medina, Calista and Orelia were laid out as planned worker suburbs when the industrial strip went in, and the houses from that era are modest brick or fibro homes with hardwood frames, tile or metal roofs and fibrous plaster ceilings with a simple cove cornice. Many have been rentals for decades, and the ceilings have had a hard life: multiple tenancies, minor leaks left for years, and the occasional DIY patch that has made things worse.

Through the 1970s and 1980s the suburb filled in with brick-and-tile homes, and from the 2000s onward Bertram, Wellard, Wandi and Casuarina brought new estates with plasterboard ceilings over open-plan living areas. The coastal strip is only a couple of kilometres west, so the sea breeze and salt reach the roof spaces here. The original ceilings in Medina, Calista and Orelia are at the end of their strapping life. A sheet that has dropped along one side, with a crack running parallel to the wall, is the typical call. If the plaster is sound we re-strap and re-fix it; if it has gone soft or broken, we replace the room.

Metal roof leaks staining ceilings

Corroded roof screws and lifted laps on older tin roofs let water in during winter fronts off the ocean. The stain spreads, the plaster softens and eventually bows. We repair or replace the affected section once the roof has been sealed, and we can tell you from the roof space roughly where the water is getting in.

Rental ceilings that have been patched before

The ceiling in my Medina rental has dropped. Can it be fixed without replacing it?
If the fibrous plaster sheet is intact and not waterlogged, yes. We push it back up from below, re-strap it to the joists from inside the roof and screw it off. If it has cracked through or gone soft from leaks, replacement is the honest answer and we will say so after looking.
Do you cover Bertram, Wellard and Wandi?
Yes. The newer estates are part of our Kwinana run, and the work there is mostly plasterboard join cracks, sagging between battens and aircon stains rather than old plasterglass.
My tin roof leaks every winter and the ceiling is stained. Who do I call first?
A roofer or roof plumber first, so the leak is stopped. Then us. We will not close up a ceiling repair under a roof that still leaks because it just gets ruined again. We can inspect in the meantime and tell you how much of the ceiling needs to come out.
